About the Project:

We are helping to deliver a landmark construction project in the heart of Cardiff — a large-scale, high-profile scheme set to redefine the city’s skyline and infrastructure. As part of thesenior project team, you will play a key role in overseeing the building services element of this prestigious development.

Role Overview:

The Building Services Manager will be responsible for the planning, coordination, and delivery of all mechanical, electrical, and public health (MEP) services across the project. You will work closely with consultants, subcontractors, and internal teams to ensure services are designed, installed, and commissioned to the highest standards — on time and within budget.

Key Responsibilities:

  • Oversee the full MEP services scope throughout design, installation, and commissioning stages.
  • Manage coordination between services disciplines and other trades.
  • Lead and chair M&E progress meetings with subcontractors and consultants.
  • Ensure all works comply with health, safety, and environmental standards.
  • Monitor installation quality and compliance against design and specification.
  • Review and validate technical submissions and contractor proposals.
  • Manage the services program, identifying risks and driving performance.
  • Liaise with client representatives, design teams, and local authorities.
  • Oversee commissioning and handover processes including O&M documentation.

Requirements:

  • Proven experience as a Building Services Manager on large-scale construction projects.
  • Strong understanding of MEP systems and coordination on complex builds.
  • Technical background in mechanical or electrical engineering (degree/HNC/HND desirable).
  • Knowledge of relevant regulations (e.g., Part L, BREEAM, CIBSE guidelines).
  • Ability to manage multiple stakeholders and drive programme delivery.
  • Excellent communication, leadership, and problem-solving skills.
  • CSCS card, SMSTS and other relevant site certifications.

Job Types: Full-time, Permanent

Pay: £65,000.00-£85,000.00 per year
